The primary goal is to separate residential and industrial areas, protect public health, and ensure efficient land use.
You cannot open a factory in a residential area, or a petrol station in a protected marine zone. Each activity has its designated zone determined by the relevant authorities.

Shuwaikh Industrial Area
Kuwait's oldest and largest industrial-commercial zone. Located near Shuwaikh Port, hosting hundreds of medium factories, warehouses, and manufacturing workshops.
Shuaiba Industrial Area
Kuwait's largest heavy industrial zone. Hosts oil refineries, petrochemical plants, power stations, and major chemical factories. Highly environmentally sensitive area.
Al Rai Industrial
Mixed zone combining commercial and crafts activities. Known for car markets, wholesale offices, repair workshops, and trading activities.
Subhan Industrial
Relatively modern zone hosting light and medium industries, automotive service centers, and specialized maintenance workshops.
Amghara
Open industrial area in north Kuwait specializing in heavy activities, mechanical industries, scrap yards, recycling, and large workshops.
Sulaibiya Industrial
Modern industrial zone hosting diverse industries, recycling centers, and waste management facilities.
Ardhiya Industrial
Specialized in handicrafts, small industries, and professional workshops. Known for high concentration of automotive service and spare parts activities.
Jahra Crafts Zone
Crafts zone serving Jahra Governorate, specializing in handicrafts, small industries, local professional workshops, and automotive services.
Shadadiya Industrial
Modern industrial zone under development, aimed at expanding industrial capacity in north Kuwait and supporting industrial growth.
Mina Abdullah
Coastal industrial zone specializing in oil and refining industries. Hosts the Mina Abdullah Refinery and loading/export facilities. Highly environmentally and security-sensitive.
Fahaheel Industrial
Industrial zone serving the oil sector and supporting industries in Ahmadi Governorate. Hosts specialized workshops, parts warehouses, and services for oil companies.

4. How to Choose the Right Zone for Your Project?
Selecting the right zone depends on several factors:
4.1 Activity Type
Heavy activities (refining, petrochemicals) are confined to Shuaiba and oil ports. Light activities (workshops, small manufacturing) fit in Shuwaikh, Ardhiya, and Subhan.
4.2 Project Size
Large projects need wide spaces and strong infrastructure — they go to Shuaiba and Jahra. Small and medium projects find suitable space in Ardhiya and Subhan.
4.3 Port Proximity
Projects relying on import/export benefit from proximity to Shuwaikh Port or Shuaiba Port.
4.4 Environmental Requirements
Each zone has specific environmental requirements. Polluting activities cannot be placed in zones with strict emission limits.

Each industrial zone is subject to specific environmental requirements from KEPA:
5.1 Emission Limits
- Heavy zones (Shuaiba, ports): Strict limits on air emissions and sulfur.
- Medium zones (Shuwaikh, Jahra): Moderate limits on particulates and odors.
- Light zones (Ardhiya, Subhan): Flexible limits for craft activities.
5.2 Waste Management
- Each zone applies a waste classification and sorting system.
- Hazardous waste is transported to a special landfill under KEPA supervision.
- Recycling is mandatory in some zones.
5.3 Wastewater Treatment
- Mandatory connection to public sewerage network.
- Industrial water requires treatment before discharge.
